Marketing for real estate funds and servicers

Selling a portfolio to institutions is one job. Selling it unit by unit to families in fourteen different cities is another, and it is a demand problem: scattered stock, a brand the retail buyer has never heard of, and a committee that wants the figure monthly.

What changes

  • Stock is scattered across cities where the brand means nothing locally.

  • The retail buyer distrusts anything that looks like a bank or a fund.

  • Portal spend across dozens of assets is impossible to justify asset by asset.

  • The committee wants monthly figures the marketing does not currently produce.

Selling a portfolio unit by unit without a brand nobody trusts.

A portfolio does not need a national campaign; it needs local pages that rank in each city where there is stock, and a single brand story that makes a retail buyer comfortable buying from a servicer. The work is systematic rather than creative: templated pages that hold up per asset and per district, capture into one CRM, and one dashboard where the committee sees cost per lead and time on market per asset.

How it runs

Local pages at portfolio scale

A structure that produces a page per city and district that actually ranks, without writing each one from scratch.

A brand story for the retail buyer

Written to answer the real question, which is whether buying from a fund is safe, with the process and the paperwork explained plainly.

One CRM for scattered stock

Capture routed by asset and by city so no lead falls between a local agent and central office.

Reporting the committee can read

Cost per lead, visits and time on market per asset, on one screen, monthly, without anyone having to build a deck.

Questions

We have hundreds of assets. Does this scale?

The page structure scales; the writing does not, and pretending otherwise is how portfolio sites end up full of pages nobody reads. The plan prioritises the cities and asset types that carry the value.

Do you work with our local agents?

Yes, and the routing is the delicate part. Capture goes into one CRM and is handed to the local agent with the source attached, so attribution survives the handover.

Can you sell institutional portfolios too?

That is a relationship business, not a demand one. What we can do is the reputational and trade-media work that means a counterparty has read you before the meeting.

How does exclusivity work with a national footprint?

By segment. A servicer selling retail stock and a developer selling new-build in the same city are not the same segment, and the contract defines which one is reserved.
