CRM and email marketing for real estate

Most developers already have more leads than they think: they are sitting in a spreadsheet, cold, from a launch two years ago. This line item segments them, writes to them every fortnight and automates the three moments that actually decide a visit. Measured in opens, clicks and visits booked from email.

The lead did not go cold. It was left cold.

A buyer asks about a development in March, is not ready until October, and in between receives nothing. Seven months later they buy from whoever was still in their inbox. You paid the portal for that contact, you kept it in a spreadsheet, and you handed it to a competitor for free.

Newsletter & CRM

Segmented CRM

Contacts organised by development, budget, stage and origin, with the fields your sales team actually fills in. Set up in your CRM, in your name, not on a licence of ours.

Fortnightly newsletter, written and sent

Not a template we hand over: written each fortnight against the state of your developments and sent for you. Weekly on the Monopoly plan, monthly on Compete.

Three automations

Welcome for a new lead, nurture for a cold lead, recovery for a visit that never happened. The three sequences that decide whether a contact becomes a show home visit.

Lead capture on your own site

Forms and waiting lists per development, connected to the CRM, so the contact arrives with the development, the source and the query attached instead of as a bare email.

Booked-visits report

Opens and clicks are in there because they exist. The line that matters is how many visits were booked from email and what each one cost.

How it runs

  1. 01

    01 · Clean the list

Everything you already have —spreadsheets, portal exports, the sales team’s inbox— deduplicated, segmented and made legal. Most developers find several hundred usable contacts they had written off.

  2. 02

02 · Wire the three automations

Welcome, nurture and visit recovery, written and connected to the CRM, with the sales team’s reply as the endpoint of each one. Automation books the meeting; it does not pretend to close it.

  3. 03

    03 · Publish on a fixed rhythm

The newsletter goes out on its day, every time, with the state of the works, price changes, units released and the next open day.

  4. 04

04 · Review against the sales figure

Monthly, the visits booked from email are checked against what the sales team recorded. Segments that produce nothing are retired instead of being reported.

What changes

  • The leads you already paid for stop dying in a spreadsheet.

  • The sales team walks into calls with someone who has been reading you for months.

  • A launch starts with a waiting list instead of starting from zero.

  • Email becomes the cheapest source of show home visits you have.

Questions

We have no list. Is this useless?

No, but it starts slower. The first quarter goes into capture on your own site and into recovering what already exists in portal exports and the sales team’s inbox, which is almost always more than expected.

Which CRM do you work with?

The one you already have, whenever it can be worked with. If there is none, we set up one in your name and with your data, never on a licence that stops working when we stop.

Does the automation talk to the buyer instead of my sales team?

It talks until there is a reason to book a call, and then it hands over. Nobody buys a home from a sequence. The point of the sequence is that the sales team calls warm contacts instead of cold ones.

Who owns the database?

The developer. Contacts, consents and history stay in your name, exportable at any point, with the data-protection paperwork in order because a housing database is personal data.

Can I have the newsletter without the CRM?

It can be done, and it is worth less. A newsletter with no segmentation writes the same thing to someone hunting a studio and to someone comparing penthouses, and both stop opening it.
